The arithmetic

How it is worked out

Commission is paid one night at a time and is rarely seen all at once. Over a year the figure becomes tangible — and part of it comes from guests who would have found you anyway.

This calculator is not trying to convince you of anything. It takes seven numbers you already know about your own property and multiplies them. You can check every one of them yourself.

What each slider means

Rooms 3 – 40
How many rooms you let. If you have apartments or studios, count them as separate units.
Average nightly rate €25 – €250
The average across the season, not your peak week. With several room types, use a weighted average.
Months open per year 1 – 12
How many months the property actually takes guests. For a seasonal property on the Black Sea coast that is usually four to seven.
Average in-season occupancy 20 – 100%
What share of rooms are filled on average during the months you are open. If you are unsure, use last year.
Share booked through platforms 0 – 100%
How much of your business comes through Booking, Airbnb and the like. The rest is direct bookings, phone calls and returning guests.
Average platform commission 5 – 30%
The percentage the platform keeps. Check your statement — with higher-visibility programmes it is often above the base rate.
If this much went direct 5 – 50%
How much of your platform business you think you could shift to direct. This is the one number that is an assumption rather than a fact.

The formula

Four multiplications and one subtraction. The constant is 30 nights a month — the same one stated in the note under the calculator.

  1. revenue = rooms × 30 × months × occupancy × rate Annual room revenue, before tax and ignoring seasonal rate changes.
  2. via platforms = revenue × share The part of that revenue booked through a platform.
  3. commission = via platforms × rate The amount that never reaches you.
  4. stays with you = revenue − commission Everything else.
  5. you keep = commission × share shifted How much of the commission would stay with you if that many bookings went direct.

Example

One worked example

A fictional example: a 12-room guesthouse open six months a year, averaging €70 a night at 65% occupancy in season. Three quarters of its bookings come through platforms at 16% commission.

That works out at €11,794 of commission over one year — 12% of total revenue. If a fifth of those bookings went direct, €2,359 more would stay with you. That figure does not come from more guests; it comes from the same guests arriving by a different route.
